Periodic Inspections: Key to Successful
TAS Compliance
| Otten Consulting Group's
overriding goal is to provide our clients with
proactive support. By working together, we believe the number of costly
TAS violations can be dramatically reduced or eliminated. Our Preliminary
Review Service is successful because it identifies potential violations
early in the design process giving the design team time to make necessary
changes prior to issuing final construction documents. In addition, this
initial service is provided at no charge for our clients. During the construction phase, a Periodic Inspection is an inspection walk-thru that identifies potential violations at strategic times during construction. No matter who is at fault, waiting until the official TAS inspection to find out about violations (which usually occurs after substantial completion) can cause unnecessary expenses, delay completion of your project and deliver a "reconditioned" look for new projects after corrections that had to be made. |

Many violations can easily be avoided by conducting a periodic inspection.
Even if the violation could not have been avoided completely, it is much
easier to fix the problem while subs are on site and finishes such as tile,
granite and wall coverings have not been installed. At Reliant Stadium,
Houston's NFL football venue, periodic inspections were conducted to ensure
that all TAS violations were identified and corrected expeditiously. |
| The stadium's design team (HOK Sport, Hermes Reed Architects and Lockwood,
Andrews and Newnam), with the help of Otten Consulting Group - Registered
Accessibility Specialists - were able to identify and correct several potential
violations during construction. The result is a two million square foot venue that
that opened as one of the most accessible and compliant facilities in the nation.
On the other hand, a recent tenant build-out, less than a fraction of the cost of
Reliant Stadium constructed with accurate plans, had several thousand dollars of
violations that could have been prevented with a simple periodic inspection.
Periodic Inspections make sense! Comparatively, few hundred dollars spent on a special inspection can save you many thousands. Just think: the cost of tearing out and repositioning just one water closet, one doorway, one drinking fountain... can easily justify the cost of a special inspection. So before your project is too far underway, please schedule your periodic accessibility walk-thru's and gain the peace of mind that comes from knowing your project will be compliant when it is finished!
